A pipe burst and the house is flooding. What do you do first?

Shut off the main water valve. Then keep away from wet outlets, take photos, and get the water out.

Why do pipes burst in Lancaster?

Mostly from freezing nights and aging pipes. Lancaster is in the high desert, and its winters are colder than many people expect.

Freeze season in the Antelope Valley

Lancaster gets about 61 nights at or below freezing between November and February. That figure comes from NOAA's 1991–2020 climate normals for the Fox Field weather station. December is the coldest month, with about 20 freezing nights.

In January 2025, Fox Field recorded lows of 15°F (NOAA daily records). Those were the coldest nights there since December 2020.

Water expands when it freezes. That puts pressure on the pipe until it splits. The leak often shows up when the pipe thaws, later in the morning.

Pipes in unheated spots freeze first:

  • hose bibs and outdoor pipes
  • pipes in attics and garages
  • pipes along outside walls
  • supply lines under mobile homes

Older homes and older pipes

Plumber or restoration company: who fixes what?

You usually need both. The plumber repairs the pipe. The restoration company removes the water, dries the house and handles the damage.

The pipe repair comes first, so the water stays off. Drying can start the same day if the water is shut off at the main.

Plumbing repairs may need a permit. The City of Lancaster's permits page says replacing a concealed pipe needs one. In unincorporated areas like Quartz Hill and Lake Los Angeles, permits come from LA County Building & Safety. Your plumber should know which applies.

How do you fix a burst pipe: temporary vs permanent?

A temporary fix only holds until a plumber arrives. A permanent fix replaces the damaged section of pipe.

Temporary fixes:

  • Keep the main valve off. That is the safest temporary fix.
  • A pipe repair clamp or repair tape can slow a small leak on an exposed pipe.
  • Don't turn the water back on for long with only tape on the pipe.

Permanent fix:

  • A plumber cuts out the damaged section and replaces it.
  • After a freeze, ask the plumber to check nearby pipes. One cold night can crack more than one spot.
  • If several sections fail, the plumber may suggest replacing more pipe.

Does insurance cover burst pipe water damage?

Usually yes, when the pipe bursts suddenly. Damage from a slow leak that went on for months usually is not covered. The final answer depends on your policy.

Homeowners policies generally cover water damage that is sudden and accidental, like a pipe that bursts without warning (Amica). The repair of the pipe itself may be treated differently from the damage the water caused. Read your policy or ask your agent.

You have the right to a copy of your policy. The California Department of Insurance says your insurer must send it free within 30 days of your request.

Why is your insurer asking for utility bills after freeze damage?

Your insurer may be checking whether heat was kept on. Many policies limit freeze coverage unless heat was maintained in the building, or the water was shut off and the pipes drained.

Gas or electric bills can show the heat was running during the cold snap. Give the insurer accurate records and an honest account of what happened.

Keep the failed part

What happens after the water is out?

The house has to dry, and then damaged materials are repaired. The EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold growth.

The steps usually go in this order:

  • Water removal: see emergency water removal.
  • Drying: fans and dehumidifiers run until moisture readings show materials are dry.
