Where does the area start and stop?
The Antelope Valley Freeway (SR-14) has Lancaster exits from Avenue G south to Avenue M. Our three ZIP codes cover homes on both sides of the freeway. ZIP codes 93535 and 93536 also reach well past the city limits.
Two easy landmarks help. Fox Field, the county airport on Avenue G, is in 93536. Antelope Valley Medical Center on Avenue J is in 93534.
Some areas are not part of the City of Lancaster. Quartz Hill, Lake Los Angeles and Antelope Acres are unincorporated. Repair permits there come from LA County Building & Safety, not the city.

Central Lancaster (93534)
This is the oldest part of town. About a quarter of homes (25.8%) were built before 1960. About 63% of households rent. More than a third of homes (35.6%) are in buildings with five or more units, so a leak in one unit can reach the unit below.
East Lancaster and Lake Los Angeles (93535)
This ZIP code has about 3,600 mobile homes, about 15% of its homes. Their water lines run under the floor, where cold nights can freeze them.
Lake Los Angeles is unincorporated. Its groundwater tested at about 180 parts per million in 2023, versus about 98 in Lancaster. Most of its 2025 supply was imported water at about 100 (LA County Waterworks reports). Lake Los Angeles flooded during Tropical Storm Hilary in August 2023. In December 2025, homes east of Lancaster near 110th Street East and Avenue K were cut off by floodwater into January 2026 (CBS News Los Angeles).
Quartz Hill (93536)
Quartz Hill is unincorporated, so permits come from LA County. The typical home here was built around 1976. About 548 homes (12.6%) are mobile homes. During Tropical Storm Hilary on August 20, 2023, LA County Fire rescued two stranded residents in Quartz Hill.

Antelope Acres is a rural farming community in 93536 with about 2,800 people. It is unincorporated, so repair permits come from LA County Building & Safety.
Del Sur and Neenach are small unincorporated communities, also in 93536.
Hi Vista is a small community in ZIP code 93535.
